Before you list your home for sale (or fall in love with that new home to purchase), take a good look at the home's energy usage. Examine and provide to buyers your home's utility/power and water bills for the past year. These bills will shed light on the home's operating costs.
Be aware that some home inspectors are now using infrared cameras to determine the "hot and cold spots" in a home. This information reveals where heating and cooling systems are leaking or lacking.
Areas you and your qualified inspector should pay particular attention to include:
Insulation. Check the attic and wall insulation and determine its R-value, or thermal resistance. The higher the number the better. The simple addition of insulation in an attic can cut power bills significantly.
Heating and Cooling Systems. Newer, energy-efficient models will use less energy and run more efficiently. Be sure that the ductwork with the system is tested for leaks as well. The most efficient heating or cooling system is a waste if the ducts are leaking the heated or cooled air along the way.
Windows. The best types of windows have multiple layers of glazing, a large amount of air space between the panes of glass, include a low-conductivity gas fill between the panes of glass, have tinted and low-E glass coatings and edge spacers. Better-quality windows provide the best energy savings and are a valuable element of a home.
Appliances. Are you including appliances in the sale of your home? If so, it's worth it to inspect them for energy use. Older appliances may still be functioning but can use significant amounts of energy compared to newer, Energy Star-rated appliances. Buyers will take note of the age of appliances.
